Application Process and Other FAQs
Thank you for your interest in our community. Please take the time to review the following information before submitting your application. Plaza Riviera is located at 835 E. Canon Perdido in Santa Barbara, California.
PROPERTY TOURS and APARTMENT SHOWINGS:
Plaza Riviera is currently fully occupied. We can only show units that are coming up for lease and need to schedule with existing residents ahead of time. Please coordinate with management after submitting an application to schedule your showing.
RENTAL RATES and LEASE TERMS:
All rental rates are found on our website under the FLOOR PLANS AND PRICING tab. We offer various lease terms which can be found under the same tab by clicking into Pricing when an apartment is available. We offer 6 month to 12 month initial leases only and do not offer month to month initial tenancies.
Once your desired, available apartment has been viewed and you would like to move forward, please submit an online application by navigating to the FLOOR PLANS AND PRICING tab, selecting the desired floor plan and choosing "View Details", and then selecting "Pricing" for the desired apartment. This brings up the pricing for the various lease terms. From here, select "Apply Now" under the desired lease term. Please select a move in date that is within 2 weeks of the estimated availability date. There is a $40 application fee for each applicant. There is a 24-48 hour time period for applications to be screened once all the required information is provided and the screening fee is paid. Please review the Applicant Screening Policy here.
HOLDING DEPOSITS and LEASE AGREEMENTS:
Once an application has been approved, you will be charged a holding deposit equal to the security deposit and requested to sign a Holding Deposit Agreement. Please note, the payment method you provided to pay the application fee will be automatically charged with the holding deposit amount. The Holding Deposit Agreement will hold the unit for you until the agreed upon date and is refundable only if the apartment will not be ready for occupancy by the agreed upon date. A sample of the Holding Deposit Agreement can be found here. In order to commence occupancy, you will be required to sign Landlord's Rental Agreement, and a sample of this document can be found here. Once occupancy commences, the Holding Deposit converts to the Security Deposit.
Application, Deposit and Move-In Fee payments must be paid by certified funds which include credit card, debit card, or cashiers check. We do not accept personal checks or money orders for move-in charges.
Monthly Rent payments are made through the secure Resident Portal via electronic bank transfer (ACH), debit card, or credit card. There is no fee for an electronic bank transfer (ACH). A monthly recurring Auto-Payment may be set up.
Trash and parking is included in the rent. Residents are responsible for water/sewer, electricity, and cable/wifi. There is no gas onsite. Water is sub-metered and billed with rent.

Note: Assistance animals for persons with disabilities are not considered pets, but do still require our prior written approval. We will handle all requests for accommodation, including requests for assistance animals (service animals or support animals) per applicable fair housing laws.
Parking is provided in our covered mechanical car lifts designed by Harding Steel. One parking space is provided for studio and two bedroom units. Each car is assigned a designated stall in the lifts, and can be retrieved via a garage remote. The parking lift stacks cars 4 levels high, which provides added security. Retrieval times take anywhere from 30 seconds to 2 minutes. Unfortunately, full size trucks and vans cannot be accommodated in the parking lifts. On-street parking is available, but very limited.

The well-being of our community is our top priority. Plaza Riviera is open with essential services being provided. Residents are encouraged to use the resident portal for lease renewals, rent payments, work order requests and email inquiries. Maintenance teams will prioritize requests based on the level of urgency. To help ensure your safety and the safety of our staff, please continue to follow all state and local guidelines by practicing six feet social distancing, use hand sanitizer, and wear a face covering (if required). Effective 2/16/2022 face coverings are no longer required for fully vaccinated individuals (as defined by the CDC here) in most indoor public settings including those at our facility. They are, however recommended even if fully vaccinated should the risks be high. More information on face covering guidelines can be found here. Virtual and self-tours are available.
